Don't worry, you are not alone! Searching local Guelph homes for sale on the Internet is a great way to start, however finding the right place for you will require the actual walk thru of the property. first things first, Be sure to connect with a Realtor, one you like and trust to help you thru the transaction. If you aren't already connected with a Realtor, research facebook, websites and read a few blogs, you'll find out good information about who will do a good job for and with you. Www.brafirst.ca explains roles and responsibilities. OK, actual home search time! Try not to see more than 4-5 in one outing as details of the house will meld one into the other. It still happens to me all the time. Expect not more than a 20-30 minutes viewing of each home as the goal is to take homes off of your list at this point. Book a second showing of the homes that you really liked, here is when you scour the place for the details like electrical, insulation, grading, neighborhood, etc... A few months back I had a wonderful visit with my grandfather – Opa on my mother’s side.  As we often do, we ended up discussing his past employment at W.C Wood Company Inc.  Though many Guelph residents, past and present have worked for W.C.Wood Company Inc.   For my Opa this was a special place, it was his first job after arriving in Canada from Holland and where he learned English.  After a long discussion he remembered an old year book he had kept for many years.  Imagine a time when the company you worked for had photo days much like we did when we were in school. 

He lent me this yearbook to read through knowing that I enjoy the history of the St. Patrick’s Ward in Guelph. 

When I opened the front cover of this old yearbook dated 1930 – 1980 I found a charming letter written to the Employees of Woods by the President and General Manager J.F. Wood.    It always amazes me how predictions of future work out.  I have quoted the letter, merely to share the history of such a large company – employing thousands in the city of Guelph over the years.

The original objective of W.C. Wood Company was to manufacture electrical farm equipment for rural Ontario.  Milk coolers and farm freezers were two of the product lines developed during the early years.  However, in the 30’s, no one could have forecaster just how popular the freezer could become. Such is progress.

It was the freezer which took W.C. Wood Company out of the farm machinery business and into the appliance industry.  In Canada, rationalization, consolidation, and specialization have been characteristics of this industry over the last 25 years.  The number of manufacturers of all appliances has been reduced substantially, and nowhere has this been truer than with freezers.  It has been this specialization, rationalization, and consolidation which has provided Canadians with the tremendous appliance bargains they get today.

With fewer manufacturers and higher volume, it has been possible for is to provide today’s consumer, freezers of higher quality, greater efficiency, and longer life.  The consumer has never had it so good.

That is the way it should be for the only real way to improve our standard of living as Canadians is for us to improve our productivity and the quality and utility of the goods we produce.  For W.C. Wood Company, our future depends on us providing the consumer with even better value in the years to come.

The Historic Mill Lofts, St Patrick’s Ward Guelph.

What’s the story behind the Mill Lofts located at 26 Ontario Street in Guelph? 

As time progresses, I find myself  more and more fascinated with the history of the Mill Lofts in Guelph.
After selling multiple units in this great building in the past and now have a new listing in the building this week, I knew I wanted to share just a taste of it's history.

This building has a great story – if walls could only talk!   Located between Ontario Street and Arthur Street, deep in an area commonly referred to as St. Patrick's Ward in Guelph, this factory was built for the Guelph Worsted and Spinning Co. beginning in 1902.  The building was built in sections by two of Guelph’s best know turn of the century architects, W. Frye Colwill and Wm. A. Mahoney.  The craftsmanship is evident and for these reasons the building was selected to designate portions of the exterior structure for future residential purposes in 2003 for the Mill lofts at 26 Ontario Street, Guelph.
Colwill designed the first section of the building, (fronting Cross Street East now Arthur St South) and it was built in 1902 as a two-storey, timber framed, brick structure.  In 1920, a major three storey section was added, fronting Cross Street, from plans created by Mahoney & Austin.  This section has reinforced concrete framework for its ground floor and for its exterior walls which originally contained large, multi-paned windows atop brick spandrels.
The Mill continued to turn out worsteds, yarns, and/or carpet fibres until 1975, operated by Guelph Worsted Spinning, Guelph Carpet & Worsted Spinning Mills, Guelph Yarns, Newlands-Harding Yarns and Dobbie Industries.  
 
This historic building has been used for a combination of commercial and industrial uses since 1978, most notably by Len’s Mill Store.
That’s Pretty Cool.  And again, if only walls could talk !

When's the last time you read a great book and knew you had to tell your friends and family about it ? How about an amazing movie ? Dinner out somewhere and the food was out of this world ?  It probably didn't take much for you to share what you had discovered with other people.
Yet it amazes me how quickly we are to recommend a product - are we as spontaneous to recommend a service like a great hair salon, auto-mechanic, IT person , insurance broker etc.... ? Great service is when your needs and wants are taken care of first, ahead of the person providing the service. Not so easy to find service providers who have that in their work ethic.
So I challenge you -  when you discover the waiter, the cab driver, the painter, the dentist who goes above and beyond - RAVE about them ! Tell your friends and family what you have discovered. Supporting these dedicated professionals. Great service is provided by people with passion for their work - what's not to love about that ?

So you finally found your dream house - Congratulations !  Time to write the offer and make sure it is yours before any other Buyer takes it from you !
Handling the paperwork and making sure you understand what it is that you are signing is the responsibility of your Realtor.
Just when you start to think the paperwork never ends, your Realtor reminds you about the deposit cheque. Yes, it was explained before but the details seemed to have gotten lost. Your offer needs to be accompanied by a deposit cheque that will give it authenticity and to show sincerity to the Seller. This deposit will be cashed within a few short days of the offer being accepted. This means you need to have a couple thousand dollars available which will be held in trust by the Seller's Brokerage until the house closes. No worries though, the deposit is considered part of the purchase price and is ultimately credited to you the Buyer on closing.
So yes your deposit cheque will be cashed, however if it turns out that the house will not close, everyone signing a Mutual Release will return you your deposit funds.

Yesterday I had the pleasure of viewing some of the model condos in the Waterscape 12 storey building. This building is conveniently tucked between the Grand River and Water Street on the edge of the historic downtown core in Cambridge. The building is architecturally beautiful, a clever mix of straight lines and circular flow. The models I toured were well laid out with large windows through which sunlight poured into the unit. The roof top terrace provides plenty of outdoor space, amazing views, a party room ,and a fitness facility. The building is over 90% occupied and my guess is that the few last units will not take long to fill. Currently there is no other buildings of this kind in Cambridge and will be the model upon which other developers base their projects.  Wise investors know to get into a complex as early as possible, and many condo owners have already seen a rise in their property values. Talk of a second Waterscape building can only help investment wise -  It seems things they are changing in Cambridge !

Condominiums...when we hear that word, some of us think of a tall apartment style building with great amanities, others think of townhomes in complexes, and some think of repurposed buildings with red brick and industrial style heating systems. Amazingly enough, Guelph has all 3 of these styles scattered throughout the streets of the Royal City. Condo buyers of all ages, have a wide selection to choose from.  The 55+ group has the added option of purchasing in Village by the Arboretum and can even purchase detached condominium homes !
To be close to Stone Road Mall you can find complexes in the Stone Road and Janefield area. In the heart of downtown Guelph, on side streets like Cardigan, discover the Stewart Mill Lofts -a beautifully refurbished red brick building. Condos for resale there go quickly !  In St. Patrick's Ward, the old Lens Mill has been amazingly redesigned into condos on Ontario Street and fit the feel of the area very well !
Both the west and east ends of Guelph have townhome complexes, with no high rises in sight yet. Clair Roadin the south is home to a 4-plex of  4-level condos, the first of their type in Guelph ! People were lined up for 2 days when they were first offered publicly for sale.
The future is high-rise condos developments and there is talk of 3-5 different spots in the downtown. Luxury and regular style condos are being speculated.

Whether a Buyer or a Seller have you noticed the Real Estate Market shift in your favour?  House prices have fluctuated over the last 5 years indicating that the Guelph Real Estate Market has shifted slightly.  We have noticed a change for our Sellers – property values that were predicted to decrease through all the Media hype, but in fact in most cases they did not.  However many Investors sold their properties here in Guelph and took their money elsewhere where they thought they could get better gains in value. Imagine their shock when they realized Guelph posted double-digit gains in property value!

Buyers have changed over the last years as well, as prices are much higher than they were 5 years ago.  This has caused many first time buyers to think about waiting longer to purchase their first home in Guelph, but with the interest rates at 50 year lows, many are taking home ownership seriously. The challenge in many cases has been buyers having to compete more than once trying to purchase a home.  This is caused by the strong demand for well priced houses, and by well priced I mean listed at market value, and condition ready for sale.

So you want to own a condominium in Guelph -you've decided that much. But you've still have a lot of decisions and factors to consider before you're done shopping. Having a discussion and then handing your wish-list over to a Guelph Condo Realtor is the fastest way to get exactly what you're looking for.  

Your first, and maybe, biggest consideration is location. Locking down exactly where you want to be is a quick way to shortlist your options. 

"Maybe you just like the look and feel of some neighborhoods," says Anita Van Rootselaar of the Guelph Condo Selling Team.  "Or maybe you want to be on, or in the core downtown of the city. Or maybe you're a commuter who needs to be close to Highway 401.  Each of these are big factors to consider." 

 

 

Now let's take a look at floor plans. Everyone has different architectural and functional needs, which is why most  condo complexes in Guelph have on average 4-6 different unit types, and the previous owners may have chosen different upgrade options.  This provides a lot of choice.

If you've found the building and the suite in an area you like, don't forget to ask your Realtor if the unit's view  is a factor in the price. Panoramic views are big selling features for most condos, but if it's not a deal-breaker for you, perhaps you can get a better price on a more modest view. 

Also remember to factor in parking. If you have more than one vehicle, make sure your building can accommodate your needs. Sometimes the second parking spot is an extra purchase.  But bare in mind, a lot of people choose a condo in a central location so they can walk to more amenities and cut down to one car.  Perhaps the complex you like has bicycle storage.

Also take a close look at the community that each condo offers. You may prefer a building with regular social events or parties. Being an involved owner may be your biggest lifestyle choice !

On Saturday, April 30, 2011, Guelph residents and visitors will have the opportunity to once again participate in the annual celebration of the City's history and architectural heritage.  Between 10 a.m. and 4 p.m., some of Guelph's finest buildings, many of which are not normally open to the public, will open their doors for free public tours.  Guided tours will be available at each site, led by knowledgeable tour guides who will talk about the site's history and important architectural features. Guides will also pass on some of the interesting stories associated with each site. Included below is a list of sights as they are found on the www.guelpharts.ca website :

1.  Woodlands House                                                        Street parking

4856 Sideroad 10 North (off Whitelaw/ Niska) - please note: this is not a through road, you must turn south off Highway 124 south

Nestled off the main road in SW Guelph, Woodlands House is a Georgian, cut-limestone mansion, constructed in 1846 for Colonel Thomas Saunders. The property was later sold to the Sorby family, woodworkers who extensively renovated the house.  As breeders of Clydsdales and hackneys, they also built the impressive barns to accommodate their business.

2.  Vimy Ridge Farm                                                            Street parking

The outbuildings of Vimy Ridge Farm (1846) in SW Guelph have quite the history. The farm has been a home to over 100 rehabilitating WWI soldiers, a summer camp for orphaned children, a horse-breeding enterprise for Clydesdales and a training centre for some 1800 ‘boy farmers' from Britain.

3.  Sleeman House                                                     On-site parking, washrooms

Made of limestone quarried locally, this Queen Anne-style house was built in 1891 for Guelph politician George Sleeman and his large family.  Custom-made interior finishes and state-of-the-art electrical, gas and water facilities were integrated into this grand home, as were speaking tubes and electric bells that the Sleeman family used to communicate with the servants.

4 .  Norfolk Street United Church               Street parking, washrooms, accessible

The oldest of Guelph's stone churches was erected in 1855 to replace the 1836 frame chapel of the Wesleyan Methodists.  Architect John Hall Gothicized the original Italianate design by increasing the tower height with a battlement and adding Gothic tracings to the windows.  Guelph's famous tenor, Edward Johnson, began his musical career in this church.

5.  City Hall                                        Street parking, washrooms, accessible

Completed in 2009, Guelph's City Hall is a fine example of the balance and harmony between new architecture and old. This building incorporates the restored Provincial Winter heritage wall (1900) as part of the front façade, and the old Fire Hall as an anchor for the northwest corner of a stunning new structure.

6.  Guelph Provincial Court House             Street parking, washrooms, accessible

59 Carden Street

Designed in Renaissance Revival style, Old City Hall was built in 1856-57 with a wing added in 1875.  Stone carvings survive on the front wall.  In 2009, Old City Hall was rehabilitated to house Guelph's Provincial Offences Court conserving heritage features and providing a fully functional and accessible court facility.

7.  Sacred Heart Catholic Church               On-site & street parking, washrooms

98 Alice Street

Built in 1922 of red tapestry brick with white stone trim, this church was founded to serve the many Catholic immigrants who arrived in St. Patrick's Ward in the early 1900's.  Originally operating as a Mission, out of the adjacent school, it was founded by Jesuit priests.  In 1932 additions were made including the front vestibule.

8.  Sacred Heart Rectory                              On-site & street parking, washrooms

75 Manitoba Street

Built in 1935 in the Neo-Georgian style, the Sacred Heart Rectory makes an impression looking out over the streets of St. Patrick's Ward.  The front portico is reminiscent of eighteenth-century Georgian design. This large, simple house features a maid's quarters at the rear, and two original fireplaces.

9.  Carter House                                                        Street parking

 60 Manitoba Street

This 1878 wood frame house was built in the vernacular style in the working class neighbourhood of St. Patrick's Ward.  The residence was used by Samuel Carter as a small scale knitting factory from 1883 to 1893.  Carter went on to be Guelph's mayor from 1913 to 1914.   Current owners have renovated with a straw bale addition.

10.  Bernardi Precast                        on-site and street parking, washrooms, accessible

412 Elizabeth Street

This local business started in the Bernardi family home garage in Guelph during the early 1960's to supply local builders with concrete sidewalks and patio slabs. By 1964 the property on Elizabeth was bought and a local landmark was born. Bernardi Precast specializes in elaborate fountains and unique statutes with a client list that includes Donald Trump and Don King.

11.  Trail Open:  Speed River Trail                         On-site parking

Walk along this interesting trail linking Guelph with Cambridge via the Speed River valley, featuring a major deer yard, dark cedar forests and numerous waterfowl. The Guelph Hiking Trail Club will lead 30 minute hikes every hour on the hour (10 through 3) and 90 minute hikes at 10:30 and 1:30.

Park at the Humane Society, reached off Wellington St., just west of the Hanlon Parkway.

One of the majoe benefits of being a Realotr, is the ability to view many fine homes here in Guelph. I am very much looking forward to viewing some of these great ones as well ! See you on the trail !

Creating Homes is a not-for-profit corporation* that was formed to address the growing need for home ownership opportunities for moderate-income earners in the City of Cambridge. Creating Homes Board of Directors consists of an experienced group of people dedicated to the cause of affordable home ownership. They have decided to try their hand at a complex in Guelph's downtown core just off of Gordon Street near The Farmers' Market.

A recent Guelph Tribune newpaper article provided the following :

The empty lot opposite the Farmers' Market on Gordon Street could soon be a construction site for "Market Commons," an affordable condo project in downtown Guelph.

"We already have a number of interested people who want to buy a home in downtown Guelph at a price they can afford," said Creating Homes development consultant John Farley in a news release.

Creating Homes, the company behind the plans, specializes in home ownership for people with low or moderate income.

While other downtown Guelph condo developments are being marketed as "luxury," the Market Commons development will be "market affordable," at 20 per cent less than market rates, said Farley in an interview.

The property is currently zoned "commercial-residential," and the plans would see a six-storey, 57- unit building that would include five live-work units, he said.

There would also be one commercial unit - ideally a cafe that would enhance the green space, said Farley. Other plans include an on-site carshare, bicycle storage and optional parking.

Creating Homes is not yet selling, but is currently taking reservations for studio, one- and two-bedroom units with hopes of starting construction next winter.

 

 

My only comment at this time, is what does 20% less than market rates mean ?

Generally if you pay less for something, you receive les as well. Maybe square footage, maybe upgrades.

Ahh....seasons...they are so weather dependant aren't they ?!
 
Many people surmise that the Real estate market place is busy in the spring, and yes a bulk of the year long action does happen in the spring.
But does spring mean when the sun is shinning, birds are singing, and flowers are blooming ? Not really....charting the sales for the first 3 months of 2011
tells us that the 'spring market' has been active long before the snow has melted.
 
There seems to be a bit of a stall in housing re-sales right now which could be a result of lack of inventory. We are down a good 30% on desired listings here in the Guelph area. Buyers are facing competition and must act swiftly to get the property they want. Sellers for the most part are getting a good return rate because of that pent up demand.
So when the sunshine returns, and you 'get the itch' , be sure to connect with a Realtor right away - you are going to need an active sales representative with full knowledge of the local market to get the property you want.

A house we did an evaluation on in late 2010, just sold for $6,000 more than the suggested price of 120 days ago - FANTASTIC !
The Buyers we are currently working with are also affected by this market trend which means that when the ideal property hits the market - we need to act quickly in order to buy it as soon as possible.
